Our Uluwatu clients are villa owners, developers and rental operators around Pecatu and Bingin, often building or renovating high-spec homes with pools and large open terraces facing the ocean.
Exposed clifftop positions at Uluwatu get hammered by salt wind, so every outdoor install relies on exterior-grade adhesive, properly sealed stone and correctly placed movement joints. Pools are central to the Uluwatu villa look — we tile them with waterproof adhesive and pool-grade grout and verify the shell waterproofing first. Indoor-outdoor floor transitions are common and need planned expansion joints where interior tile runs onto the sun-baked terrace.
A Pecatu villa wanted a continuous porcelain look flowing from living area onto an exposed terrace and around the pool. We planned the layout and joints so the lines ran true, used exterior adhesive outdoors and pool-grade materials at the water, and sealed the transition against driving rain.
Uluwatu is at the southern tip of the Bukit — site visits usually within 2 days, scheduled around weather and curing. Nothing is added for the peninsula: island rates apply unchanged. On the cliff we check one extra thing before quoting — how salt wind and limestone dust have treated the substrate the new tiles must bond to.
On the cliffs around Uluwatu, Bingin and Pecatu, salt wind reaches every exposed surface every day, and unsealed stone can turn chalky and pitted within a couple of seasons. Our Uluwatu spec is dense porcelain or sealed andesite outdoors, epoxy grout around pools and in exposed joints, stainless or aluminium trims instead of plain steel, and a sealing check every year before the wet season. The Bukit plateau is limestone that drains poorly in a tropical downpour, and many Uluwatu villas are built around infinity pools with long exposed edges. The vanishing edge and its catch basin take more UV and water movement than any other tiled surface on the island, so mosaic there goes on immersion-rated adhesive with epoxy grout, and the shell waterproofing is checked before any tile is set.
