Sanur's calmer, established beachfront brings a steady mix of family villas, long-stay residents and small hotels — often older properties due for a tile refresh rather than brand-new builds. Coastal exposure is the defining factor on most jobs.
We work for villa owners, retirees and long-term expat residents, plus small beachfront hotels around the Sanur strip. Many properties are 10–20 years old, so we're frequently replacing tired or failing tiles and stone that the salt air has worn down.
Direct sea air in Sanur is hard on grout, metal trims and porous stone — salt accelerates staining and corrosion. We specify suitable grout, seal porous materials thoroughly and use exterior-grade adhesive on any terrace or pool deck facing the breeze. On older substrates we check for movement and hollow sections before laying anything new.
A beachfront Sanur villa had a terrace where the stone had stained and several tiles had lifted from salt-degraded adhesive. We removed the failed area, re-bedded with marine-tolerant exterior adhesive, re-sealed the stone and corrected the drainage fall away from the building.
Sanur site visits are typically within 1–2 days, scheduled around the property's use. Distance never enters the calculation — Sanur pays the same rates as everywhere else. What we do insist on is seeing the old substrate before quoting, because older houses hide their surprises under the floor.
Sanur's small hotels and long-stay guesthouses usually want several bathrooms re-tiled to one look. The practical risk is colour: tiles from different production batches rarely match exactly, so we order the full quantity plus spares from one batch before work starts and leave the spares with the owner for future repairs. Rooms are scheduled in blocks around occupancy, each wet area is re-membraned and flood-tested, and the grout colour is fixed once for the whole building. See bathroom tiling and floor tiling.
Sanur gets gentler surf than the Bukit, but sea air still reaches gardens several streets back from the beach. Pool surrounds and garden paths here are often older limestone or terracotta that has gone chalky and stained. Where the stone is sound we clean it, let it dry and re-seal it with a penetrating sealer; where it has lifted, we re-bed it on exterior adhesive with a corrected fall. Much of our Sanur work is in houses that have stood for decades: bathrooms on their second or third life, terrazzo worth saving, drainage that predates modern falls. We renovate around what is good and replace only what has failed.
